It’s a new year and a new beginning for Livingston Parish! With Bass Pro, the Juban interchange and Juban Crossings, 2007 looks to be a fantastic year for all of us. Not to mention the plethora of new housing developments popping up faster than any one person can keep up with. My hope is that this Blog can help to disseminate some of the wealth of information out there.
At a recent area breakfast, John Ware, the Executive Director of the Livingston Economic Development Council mentioned that Livingston Parish had the largest growth last year among the 11 parishes they use to track economic growth. You need only step out your door to believe it. As a member of this community and a real estate agent, I am thrilled to be a part of these changing times. I hope to keep you regularly updated on the real estate happenings in the area as well as provide you with general information to assist you with all your real estate needs.
New Developments: As many of you know Juban Crossings is changing the face of Livingston Parish. I hope to spot light the many new developments, developments in the planning stages and developments-to one day be.
One development-to one day may be happening sooner than later, at the now site of Crowder’s Christmas Tree Farm on Juban Road. This 35 acre site is said to be getting ready to go the way of a housing development with homes in the mid $250,000 range.
For those of you that purchased your Christmas tree this year at the Crowder Farm, drove out of your way to get to the Denham on ramp, or remember driving by the wooded area of Juban Road one phrase comes to mind. Times, they are a changing.

Buyer Information – Series 1
DEFINE NEEDS FOR YOUR NEW HOME
Congratulations on your decision to purchase a new home! Your first step toward buying your new home will be to analyze your needs. Your real estate agent can help you determine exactly what you want your new home to look like and how it should function for you and your family.
First, write down why you are looking for a new home. For example, are you currently renting and would like to begin building equity? Maybe you recently married and have outgrown your current residence. Or, maybe you received promotion that requires you to move to a new city. These factors will all have a bearing on how you approach your home search.
Second, establish a time frame for buying your home. Depending on your reasons for wanting a new property and the current state of the marke Reply to this

I live in Denham Springs & i know that Livingston Parish is 1st in schooling in the state. Not to mention that Livingston Parish is the fastest growing parish & Denham Springs is the fastest growing city in the state of Louisiana. Yes, the traffic is a muk, but the state has assigned $30 million to fund a 4-lane project, west & east bound. The Juban Interchange is in full operation, and the Juban Interchange has brought many opportunities to Denham Springs. We are getting the 2nd largest Bass Pro building in the United States (62,000 square feet, which will include Louisiana's largest aquarium and the 12,000 square foot Islamorada Seafood Restaurant, Juban Crossing Mall, which will be the largest mall in the State of Louisiana, no joke!! The interchange has also brought three new condominium developments & five new large scale home developments, costing a total of $310 million. The Mall will also have 1,320 pre-build home sites, and 16,000 square feet of business space, not to mention the 65,200 square feet of shopping, restaurants, and hotel depots!! If you are looking for a new home in the newly populated Greater Baton Rouge Area, I would suggest looking into land or housing in Denham Springs Louisiana, 70726. Reply to this

I am looking at moving this Summer to the Denham Springs area. My son will be attending SLU in the Fall. What is the average 3 bdrm/2bath home price ranges there? Also, what is the level of crime there? It appears to be a growing area...and hopefully is far enough from the coast, that if God forbid another Katrina came, it would not be that severely affected. I have been told the humidity factor in LA is horrible...any info anyone can provide would be MOST helpful. Thanks so much! Reply to this
